Although I did not select an apartment with "sea view" (which costs extra) there was actually a sea view from one of the bedrooms and also a balcony. The Carlingford to Omeath Greenway which goes along Carlingford Lough starts right at the Marina and there is a bike rental company there too with 10% discount available to those staying at the apartments.
