To get there, you’ll need to take a small local boat that runs every five minutes for just 10Q. This adds an extra touch of charm and adventure to your stay. The rooms are spacious and comfortable. While the WiFi is typical for Guatemala—not very strong—it’s enough for basic needs around 5-6 Mbps Overall, it’s a wonderful experience for those looking to immerse themselves in the tranquility of the lake and the warmth of local hospitality. Highly recommended!

From the moment I arrived, every single person working at the property was incredibly kind, welcoming, and helpful. Their hospitality truly made me feel at home. The view of the lake is absolutely breathtaking — waking up to that peaceful scenery was one of the highlights of my trip. What truly made my stay extra special were the lovely pets around: I forgot the name of the sweet little cat, but she totally stole my heart, and Lola, the adorable dog, was always there for some cuddles and joy. This place is more than just a stay — it’s an experience filled with warmth, charm, and genuine care. I totally recommend it and would come back in a heartbeat!

The common areas and the rooms are extremely clean and super nicely set up, with all what you need, from fan to blanket. Dimensions of accommodation is also much better than average. Position is a bit outside the village but I loved it as it’s quiet and overlooking the lake. The staff went above and beyond. Always friendly, discreet but ready to help. we ordered dinner and got amazing food freshly cooked. A fab place where I’d love to stay again if I come back.

Perfect location for exploring maya ruins and a nice morning hike in the close Biotopo. Staff is very nice and helpfull, rooms clean and comfortable. Common kitchen and the access to the lake are just other pluses!

Zapote Tree Inn is located less than 16 minutes from Flores' airport and 4 minutes away from Flores island by boat, located at a privileged point to appreciate sunsets and sunrises overlooking the... Definitely don't come if you want to spend all your time in the center of flores. This is clearly another place in paradise with the most amazing view. To get quiet and to retire a bit during your trip. You have to take a boat all the time you need to go somewhere but the owner Erik made it smooth and easy. It was the perfect break I needed!

This charming hotel is located in northern Guatemala’s Petén Jungle, on the shores of Lake Petén. It offers fantastic trips to the Mayan Ruins of the Tikal National Park. The location in a natural reserve with a private beach is exceptional. The facilities are very well kept and staff go above and beyond to make your stay in the hotel and experience in Peten a trip to remember. Kevin Guerra from the reception orgsnized fantastic tours for my family, the service providers were excellent.

We had two amazing stays at Ximel house! Hilda and Elvis are so helpful, kind, and accommodating. Hilda helped us do our laundry, stored our luggage during our 5 day trek, and even helped bring us to Flores on a 4:45 am early lancha. The area is lovely, calm, and a short boat ride from Flores. I cannot recommend this place enough!

The owner of the property is an amazing, kind and helpful guy. Anything I needed, he was always willing to help, hairdryer, boiling water, extra towels etc. He was always on time to pick us up by the boat and it was super easy to communicate with him during the way about pick up time.
