The house and rooms are super nice, quiet, clean, all so well equipped. Wifi works great too. On top of everything, the owners are so nice- really take care of their guests. Not only are they friendly and love to talk to you, but they cook so well. I I even forgot a stylus at the house and they promissed to mail it to my country. One of the best B&B i have experienced in Armenia.

The apartment has 3 rooms with shared kitchen, bathroom and living room. I stayed in one room for 2 nights and basically had the whole apartment for mysef for one night. The owner was pretty helpful even though they did not speak English fluently.

The property is beautifully located — close to the shores of Lake Sevan, yet far enough from the noise and crowds to feel peaceful and secluded. The house itself is built to a high standard, fully equipped, and thoughtfully designed down to the last detail. The grounds are spacious, well-maintained, and filled with fruit trees that bear delicious seasonal fruit guests are welcome to enjoy. Although the owners are not on-site, they are highly responsive and helpful. Special thanks to Greta, who is in charge of maintaining the place — warm, welcoming, and exceptionally professional. A truly special place we would love to return to!

The best of all has been the great hospitality that the whole family has given us. It was great to chat and even sing together. We also loved being able to enjoy the garden and try the fruits, especially the raspberries. Oh, and the fantastic breakfast they have prepared for us.

The place is a little far from the Sevan lake, but you can take a scenic walk in the mountains and find your way down to the water and it's really worth it. The hosts are kind and hospitable people doing immense work on supporting and restoring the local community and cultural traditions. I'll definitely consider Etiuni for future trips to Sevan.

A perfect place to appreciate the natural beauty of this region.
