We enjoyed staying at this property due to a number of reasons: - great location and nice view - new property, everything is done nicely - very welcoming owner (we think this man on reception was an owner, but maybe not) - great person who made sure our staying was great - amazing bathroom! Glad to be the first guest of this cottage! It's in the center of town, very convenient! Every thing is perfect! Stunning view from the window, cozy space, and the owner of the cottage was sooo nice that gave us many helps. Her families were soooo nice also! This guest house was just amazing. The main reason we loved this guest is definitely the owner of the guest house. She is such a lovely person, she knows a lot, is very good to talk to and does everything to please the guests. Her food is amazing and the portions are huuuge (tell her beforehand, if you don't eat a lot - we felt really sorry because we couldn't eat all the food she cooked for us). A huge 10!

Great cottage with 2 separate bedrooms (additionally 2 spaces on the couch if needed), fully equipped kitchen, washing machine. Fantastic host, when it was a bit cold she sent someone over within a few minutes to activate the heating.

Givi's place is just wonderful. Sitting outside and looking at the mountains and the small town of kazbegi is just breathtaking. The host Givi is a helpful person and responds positively very quickly. It is located very close to the starting point of the Gergeti Trinity church hike. The place is new and ultra clean and has all the facilities that we needed. In the property there are 3 blocks with two rooms each which are separate and have private toilets.Its located about 800 metres from the centre and that adds privacy to you. We hope Givi will do his best to keep the place as it is forever with good maintenance.

The property is a apartment with 4 big bedrooms,3 upstairs and 1 downstairs, the latter only a bit penalised in views as the windows open on the downstairs patio. The kitchen is huge, with new and modern furniture and good availability of cutlery and cooking gear (missing a colander). There is no dishwasher,which we missed, but overall no complains The living room/entrance has a tv and sofas. Each bedroom has its own new bathroom with good pressure and hot water. They are wet bathrooms: if you take a shower water goes everywhere inside the bathroom. The heating was high and the whole apartment really warm and cosy. It is really a very good situation, clean, comfortable and new. The owner was very helpful in everything and in particular let us run some very needed washing cycles with his washing machine, arranged horses for us when we wanted to go camping and was always available for our needs. The apartment is in Gergeti, some meters higher up vs stepantsminda so it would be a walk to go down by foot (and come back up!). With a car the location is perfect to explore Gergeti trinity church and in general the whole Kazbegi. There is a mini market close by for any emergencies

The staff are vrey helpful and sincere to care for our stay with smiling faces. The breakfast is really exceptionally good and ample portion, we cannot take it all. The environment of this hotel is quiet, the hotel itself is well decorated.
