The room was very nice, staff very helpful, breakfast was fantastic, and we were especially thankful that the hotel explained (in advance, by email) how to drive the the hotel, and then provided valet parking so our time negotiating tiny streets was kept to a minimum.

The kindness of the staff was the most important asset of the hotel. Everyone from the lady at the reception, the colleague who took away our car to park it, the gentleman who was serving at breakfast (and also brought our car from the parking) were really nice and helpful. I liked the smell inside the hotel, bed was comfortable, bathroom was new and fully functional and breakfast was surprisingly complete for Italy, everything to suit anyone’s taste. Location was top, near everything and also valet parking was very useful.

We stayed just for one night but we can imagine to stay longer. The apartment was modern, clean, spacious and well equipped. We appreciate we could check in at night hours. It is a good location for visiting historical centre of Orvieto. The breakfast was arranged in the nearby café.

Exceptional accommodation, truly a home away from home! Modern, beautifully decorated, all the creature comforts with a 5 star hotel feel. Plenty of everything, coffee, tea, water, snacks all provided. Very secure and private with lots of windows for natural light & breeze. Hosts were on time to meet us & super friendly. Loved the extra care and attention to detail they have put into this apartment.

The apartment was easy to find with plenty of parking on the street. It was spacious and attractive with a beautifully equipped kitchen and great bathroom. The hosts were very friendly and accommodating. The hostess had even baked us a delicious apple cake for our arrival!

Davide had the kindness of picking me up from the Train station. He handed me the keys and showed me around the property. Excellent host and marvellous cozy place.

Everything. Comfy bed. Spa bath and separate shower with good pressure and lots of hot water. Well equipped kitchen. Roomy modern apartment. Central, quiet location. Everything within walking distance. Everything in the apartment was in good condition. Host came out to meet us in the street so we knew exactly where to go and we were able to check in an hour earlier than the posted time. Good value grocery store almost right next door to the apartment. There are no outdoor sitting areas at the apartment but there are lovely parks with big shady trees within walking distance with amazing views nearby - great for a picnic. Also plenty of restaurants with indoor or outdoor seating nearby. We spent 3 nights here and got the Orvieto Cartia Unica pass. All of the places to visit on the pass are within walking distance from the property. Loved this town and can definitely recommend this apartment.

Very kind welcoming host who went out of her way to be helpful. Excellent facilities. Great having a kitchen as it meant we could be independent. We would certainly recommend this accommodation to others.

The schedule at Book and Bed was very satisfactory. 1. The message with Mr. Mario communicated very well and kindly guided me to park in the Book and Bed when I checked in. 2. The parking lot with the roof and lock doors was safe and comfortable. 3. The book and bed was spacious and clean with the structure of the first and second floors, and the kitchen facilities were satisfactory. 4. Mr. Mario was so kind that he made reservations for restaurants in other areas where reservations could only be made by phone. 5. Book and Bed is an accommodation I want to visit again.
