The location is a very quiet one, the customer service and responds was very fast and effective. The WIFI was very strong and easily access, the room , kitchen, bathroom and the reception area has great value compare to the money paid. Anytime I am spending night in Sunderland, I would prefer to stay at the property if it is available.

Friendly family run business. Best welcome I've had at a guest house ever. Instantly felt at home, love this place and the people. Huge kitchen, shared area, great Internet, very clean, lots of facilities including gym equipment, would stay here again to be around the people here, truly good people and I'm very thankful to them.

Location was just a short walk from the beach and close to lots of good restaurants and cafes. The beach is an excellent location for collecting sea glass. The room was superb, clean, warm (as we visited during Winter) with tea and coffee making facilities and an excellent rainfall shower. It is an unmanned hotel but the access instructions we received on the morning were easy to follow. I was able to communicate with the property via text when I had a question. Would thoroughly recommend this property.

Chose the 40 Winks as they had interesting rooms- a real boutique hotel and so much nicer than the standard white box you get. We stayed in the Gala Room which was AMAZING! The bed was so comfy and having a bath in the lovely roll top whilst admiring the views of the Cathedral was a great start to the morning. Staff were lovely and the breakfast was delicious (and filling). Location superb too.
