The location is very close to the train/bus station so if you don’t like walking with luggage this is the place for you because other than taking a water taxi, Venice is very much pedestrian so you have to walk everywhere. The room made you feel like you were in a palace, everything about it was magical. The breakfast was very delicious and made on the spot by the hotel staff. One thing to note, because for us it was a novelty: they hand you a menu with a lot of options, try not to order too much because everything you order will come on a different plate as a meal of its own. Order what you would like to eat first and then order some more once you’ve seen the portions.

The staff, Lia and David, were wonderfully accommodating. The facility was beautifully decorated, including the junior suite. The period furnishings were a lovely touch. The breakfast was very satisfying and, again, the staff was very attentive. The San Samuele vaporetto stop is 40 meters away...extremely convenient for a waterbus ride to San Marco's. Walking around Venice is such a delight, even with the summer crowds. The neighborhood is less congested and great for a late night romantic stroll among the small bridges and canals of the San Samuele neighborhood and beyond.

Claudio and Antonia are the best hosts I've encountered in my travels. First, my flight arrived late, I mean very late, and Antonia waited up for me until I finally got there around 1AM. The room was amazing. So clean, with a traditional Italian décor. I slept very well that night. And then the view, wow! I walked out on to my own terrace right on the lagoon. Right out of a dream. Antonia and Pino helped me with my lost luggage and train tickets in the morning and then gave me directions to enjoy a few hours in Murano before making it back to Venezia. I was met by Claudio in Venezia. The location of this new property is perfect - near San Zaccaria / Arsenale. This property is new, I think it's not even totally open to the public, but it's looking like it's going to be a great little hotel. It's so close to everything including a convenience store around the corner 3-4 good restaurants like Alla Fonte, which Claudio recommended, and many other service. From there, you can also walk to the main attractions like the Piazza San Marco, the Palazzo, the Cathedral, etc. Claudio was an excellent host. He met on the bridge near the vaporetto pier and helped me with my luggage to the hotel. He went out of his way to help me with my lost luggage issues including calling the airline office in London and multiple times the airline baggage service office in Venice. In addition, he made recommendations, directions, and provide an unsurpassed level of attention, every single day. I highly recommend staying herre anytime.
