Brand new, or at least that's what it felt like. 3 rooms per floor with 2 bathrooms, a big kitchen, and a common area, so it felt pretty luxurious for the price I paid 😀 Room was big enough with a comfy bed. Super hot shower, great kitchen, and free laundry. The owners speak English and they're super duper nice and very accommodating. 2 min walk from bus station, and close to shops, gym etc Best place I stayed at in Armenia for sure!

The house itself is built to a high standard, fully equipped, and thoughtfully designed down to the last detail. The grounds are spacious, well-maintained, and filled with fruit trees that bear delicious seasonal fruit guests are welcome to enjoy. Although the owners are not on-site, they are highly responsive and helpful. Special thanks to Greta, who is in charge of maintaining the place — warm, welcoming, and exceptionally professional. A truly special place we would love to return to!

The location on Google Maps is incorrect, leading us to a home where a local family kindly helped us. They even drove us to what we thought was the correct address, with their three kids squeezed into the car with their mom and dad. However, once again, we ended up knocking on the wrong door. After an hour and a lot of warm-hearted assistance, we finally arrived at our destination. This experience became a memorable adventure, showing us just how friendly Armenians are. (Tip: Use Yandex Maps in this area. The guest house is the right-hand room on the 3rd floor of the outermost gate.) To our surprise, the interior was modern and well-equipped. The sofa bed, which is usually uncomfortable, was so cozy that we couldn't bring ourselves to get out of it. The place had everything we needed, including a kitchen to cook and make coffee. The water pressure was strong, even though the host warned us that the water might be turned off after midnight. Thankfully, that didn't happen during our stay. The location is great—just a 15-minute walk to the public beach and a five-minute walk to downtown.
