The breakfast was delicious, copious, and with plenty of choices. The room and bathroom were clean. Even if on a quite busy road, the windows are soundproof, so we slept very well in our big, confortable bed. And there is even a big private backyard where you can chill. We arrived late, so we had to do the self check-in, but the instructions were clear and it was very easy to get to our room. There are plenty of bars and restaurants around. The tram and bus stops are a few steps away, but we could do most of the sightseeing by foot.

Sinead was most welcoming .Our room was lovely and breakfast delicious with so much choice. .We were given a packed breakfast for a morning that we left very early. The location beside the beach was great.long walks on promenade...and the regular bus service to the city made it a great base.

It was sad that I couldn't meet Elizabeth due to personal issues, but her daughter was excellent, and they gave me a non-required compensation for the breakfast. The rooms are clean, charming, and equipped with everything you might need, with the exception of a microwave and refrigerator. The bathroom was very clean. The owner was an absolute dream. She was nice and very helpful. I had the vegetarian breakfast and it was delicious. There is a bus stop two minutes away which is very convenient if you plan to ride the bus into the city center. The fare for a single trip on the bus, since it is a Lothian country bus, is £3 and you must have exact change to buy a ticket on the bus.

We liked that this was situated in a quiet residential neighbourhood but was close enough to eateries and attractions (just a stroll across the meadows to the Roysl Mile) Many thoughtful provisions like a list of where to eat/ what to see, and a fridge next to the entrance that was stocked with bottled sparking water.
