An inviting home with a welcoming porch to enjoy your morning coffee + a huge sunny backyard. A formal living area opens to the kitchen/dining/outdoor, all open plan. All bedrooms have new carpet & heating plus ceiling fans, there's a newly renovated bathroom + second powder room. 5-min drive to Ballarat CBD (25-min walk) or, if keeping it more local numerous cafe's & restuarants are within 15 minutes walk. Sovereign Hill is 3-min drive & if bringing your dog, Pennyweight park across the road has an off leash dog area & playground. We have supplied ample crockery, pots & pans, cutlery, glasses, wine glasses, kids crockery plus some cooking basics (salad bowls, cooking utensils etc.). Coffee machine, microwave, air fryer, dishwasher & a large new fridge. The dining room has double glass doors leading to the backyard & outdoor patio, an extender dining table which seats 8 guests, ceiling fan, sheer curtains & fireplace. For those bringing their dog, we do allow pets. We can include a dog bed + dog bowls. We have aimed to provide all the basic requirements for you and your family to enjoy the home as much as we do.
