We provide guests with a truly authentic Edinburgh experience across our centrally located guesthouses: Princes Frederick Guesthouse at 53 Frederick Street and Queen Charlotte Guesthouse at 45 Queen Street. No.53 Frederick Street is set in a beautifully restored Georgian building in Edinburgh’s prestigious New Town. Our prime location means you’re just a short stroll from Waverley Train Station, Princes Street, George Street, Queen Street Gardens, and the city’s most iconic sights. Each room is thoughtfully appointed, featuring an en-suite shower room with quality toiletries, smart TV, Nespresso coffee machine, complimentary Wi-Fi, and local teas. Princes Frederick Guesthouse offers a welcoming city centre stay. Some rooms are en-suite, while few rooms have private, lockable bathrooms just outside that bedroom—exclusively for that room to use. As with many traditional buildings in Edinburgh, both guesthouses do not have a lift. Access to rooms is by stairs only, reflecting the classic style and architecture of the area. Both guesthouses operate without an on-site reception or front desk. To make your arrival easy, self-check-in details are sent by 11:30 a.m. on your arrival day—please check your inbox before travelling. Check-in is from 4pm, and check-out is by 10am. If you need help, simply send us a message; the guest service number will be provided in your room once you’ve checked in. Please note that we do not offer secured luggage storage on site. However, we can recommend trusted luggage storage providers nearby if you need to store your bags before check-in or after check-out. Right in the heart of Edinburgh's New Town on Frederick Street, No.53 Frederick Street Guesthouse blends classic Georgian charm with modern comforts. Perfectly located: approx. 12-min walk to Waverley Train Station, 2 mins to George Street, 5 mins to Princes Street, 8 mins to St Andrew Square tram stop (direct to airport). All our rooms have free Wi-Fi, a flat-screen TV, an electric kettle and tea/coffee. Every room except Room 4a has its own shower room inside the bedroom, with shampoo, conditioner and shower gel. Room 4a does not have the shower inside the room. Instead, Room 4a has a private shower room in the hallway that only Room 4a guests can use. Make yourself at home in our exclusive guest lounge—a cosy spot just for guests to relax with a cuppa or chat with others. Rooms span two upper floors: Rooms 1–4a via the green door on the 2nd floor (Room 1 to the left on entry; the rest upstairs on the 3rd). Rooms 5–8a through the blue door on the 2nd floor, along the hallway. Rooms 9–15 on the 3rd floor (9–14 along the hall; Room 15 with private entrance at the end). If stairs matter, check room floors before booking—we can't change the room for a confirmed booking, so pick what suits. As with many of Edinburgh’s historic buildings, there is no lift. Porter is available daily from 4pm until 11 pm for check-in and luggage assistance—simply call the Porter/Concierge number at the entrance if you need help. Self-check-in details will be sent to you before 11:30 am on arrival day. The property is not suitable for wheelchairs or guests with limited mobility. There is no on-site reception or front desk, but you can always message us if you need assistance. Luggage storage is not available on-site, however, we can recommend trusted providers in the city centre for your convenience. We operate a strict no-smoking, no-pet policy. Breakfast isn’t included, but you can enjoy a discount at our partner restaurant on Frederick Street.

Edinburgh's New Town is not that new. Built in the mid-to-late 18th Century, in response to overcrowding in what is now known as the Old Town, Edinburgh's New Town is a marvel of urban planning, combining elegant architecture with spacious and comfortable housing. New Town buildings are typically of a neo-classical style sometimes even with grandiose, graecian pillars outside and tall ceilings and decorative friezes and trimmings inside. The interiors of most New Town residences, have been modernised as flats and office spaces. Even the mews buildings, that once housed servants and stables, are considered desirable properties. However, the original character of the Georgian era New Town, with its cobbled roads, pillars, and sandstone block facades is preserved today thanks to building codes that stipulate even the wrought iron railings must be painted a specific colour - black. These New Town residences were built along an integrated and harmonious plan, with residences set near pleasant communal gardens and attractive views.
