This spacious, comfortable, modern, luxury apartment is in a peaceful location 9 miles south of Edinburgh centre, within reach of all areas of the city by car or bus, with free parking and with the local bus just minutes walk away. Located in native woodland on the river Esk, it makes a great base to explore all of Scotland, with excellent hiking, cycling, golfing and fishing possibilities. It and an excellent location to reach historic Rosslyn Chapel, the beautiful Pentland Hills Regional Park and the Borders. The University of Edinburgh is also nearby and the shops and restaurants of Penicuik are a short stroll away. For health and safety reasons, we cannot host smokers. No parties, stags, hens, student groups, or any unauthorised guests. No more than four people on the premises after 9pm. Lead booker must be aged 22 or over. Please be quiet when entering or leaving the building. No candles, naked flames or other burning items. No introduction or use of large or non-UK appliances without prior arrangement. No laundry or other loud noise before 8am or after 9pm. Energy costs are included for normal usage levels and for normal domestic purposes only. Not suitable for small children.

This is a very quiet community where there are many walkers, cyclists and others looking for a countryside retreat within easy reach of Edinburgh, the Lothians and the southern uplands. There are assigned parking spaces for guests. There are a number of local bus routes to Edinburgh, as well as buses to Peebles and the Scottish Borders, and over to the coast.
