Meet Your Hosts – John and Carol Emerson at Elms Farm Cottages
We’re John and Carol Emerson, your hosts at Elms Farm Cottages in rural Lincolnshire. We live in the original farmhouse next to the cottages and have been welcoming guests here since 2005. As hands-on hosts, we’re committed to making your stay relaxing, comfortable, and memorable.
Carol personally manages all bookings and enquiries, and is always happy to help with any questions about accessibility, local attractions, or the best places to eat and explore. Whether you’re staying for a couples weekend, part of a family group or for an extended break, we’re here to ensure everything runs smoothly.
Our Cottages and bedrooms – Comfort, Style, and Accessibility
Elms Farm Cottages is a collection of ten beautifully converted barns and stables, centred around a pretty courtyard garden. We offer one, two, and three-bedroom cottages plus two hotel style bedrooms with en-suites. Each ground floor cottage combines rustic charm with stylish, modern interiors and is fully equipped with everything you need for a comfortable self-catering stay. Pheasant and Partridge are hotel style kingsize bedrooms with step free en-suites. – ideal for families, couples, business travellers, or groups of friends.
Several cottages include private outdoor hot tubs (available as optional extras/charge applies), and most are dog-friendly (extra charge applies per dog) with plenty of outdoor space to enjoy. We also have shared facilities such as a children’s play area, a large BBQ and pizza oven area, EV charging points, a laundry barn, and a cosy outdoor dining lodge.
Accessibility is at the heart of what we offer. Our cottages and bedrooms feature step-free access, wider doorways. Several cottages have wet room showers making them suitable for wheelchair users or those with limited mobility. Walnut Cottage – Spacious, Accessible Stay for Families & Friends at Elms Farm Cottages
Gather your loved ones and enjoy a relaxing countryside break at Walnut Cottage, a spacious and accessible holiday home at Elms Farm Cottages. Ideal for families or groups of friends, Walnut comfortably sleeps up to 4 guests and offers excellent facilities for guests with reduced mobility—including an electric rise and recline chair, and a shower seat or shower wheelchair available on request.
Designed with step-free access throughout, Walnut features a bright and airy open-plan lounge, kitchen, and dining space, where guests can relax on soft leather sofas and enjoy the 50" wall-mounted TV. The kitchen area includes an electric oven, hob, microwave, fridge/freezer, and dishwasher, providing everything needed for stress-free self-catering.
Two small twin bedrooms and a spacious accessible shower room with grab rails, raised toilet, wall-mounted washbasin, and a roll-in shower make Walnut a great option for guests requiring extra support and convenience.
Enjoy direct access through patio doors to your private seating area and lawn, ideal for outdoor dining or peaceful mornings. Explore the grounds with over 18 acres of grass paddocks, a children’s play area, BBQs, and a large free car park with EV charging.
Travelling with a larger group? Walnut Cottage has interconnecting access to Holly and Willow Cottages, making it the perfect base for multi-generational holidays or group gatherings with step-free access throughout.
Located within walking distance of the local village pub, and just 3.5 miles from the market town of Boston.
