Casa Morandi is an elegant building completed in 2022 located in Via Sardegna, a stone's throw from the sea and convenient to services and the evening stroll. The SPIAGGIA flat is an elegant two-bedroom flat located directly on the beach in San Vincenzo and within walking distance of the lively town centre. Across the street from the flat there is a Conad supermarket and all services (bakery, fishmonger's, etc.) and you can therefore enjoy your holiday without using your car, simply walking everywhere. The SPIAGGIA flat is designed to accommodate a maximum of 5 people and is situated on the first floor of Casa Morandi, with three steps from the street level and is free on four sides, with the living area to the south and the two bedrooms to the north overlooking the marina of San Vincenzo. Casa Morandi is located in a pedestrian area, so access by car is not permitted; there are convenient car parks (with hourly discs in Corso Italia, free of charge in Via Aurelia Nord, with a charge in Piazza Gramsci). From Casa Morandi there is direct access to the Nettuno Beach, and you can choose between a free beach or equipped bathing facilities for a fee. From Casa Morandi there is direct access to Corso Italia and then to the promenade of shops and restaurants leading to the centre.

San Vincenzo is a renowned seaside resort frequented by both national and international tourism for the high quality of its waters and beaches. The promenade, parallel to the beach, with its numerous small shops and rich gastronomic offerings, as well as the new tourist marina area, the wide sandy beaches and the numerous possibilities for water sports particularly characterise this charming place. From San Vincenzo, it is possible to take daily mini-cruises to the islands of the Tuscan archipelago, or to reach the port of Piombino in just 10 minutes by car for the crossing to the island of Elba. In the south-eastern direction is the medieval village of Suvereto with its typical historic centre and the surrounding area renowned for its wine. Still on the subject of wine, to the north you will find Bolgheri and the picturesque landscapes surrounding it, rich in vineyards and renowned wine cellars. Culture lovers should not miss visits to the archaeological sites of Populonia, the Etruscan museum in Piombino, and the medieval towns of Massa Marittima and Campiglia Marittima. Art cities such as Pisa and Siena are about an hour's drive away. For lovers of water sports, we suggest the beaches of Rimigliano and Baratti. Instead for sunbathing in romantic bays we recommend Cala Violina and Buca delle Fate.
