We are a Category 2 listed historic homestead built in 1872. The main house has 2 bedrooms with two verandas for guests to enjoy. The Stables Cottage, located at the back of the property, was the original home and predates the main house by at least 5 years. If you're seeking a place with character that only time can create, this is where you want to stay.
Welcome to our Victorian B&B. We're Ash and Ann-Marie, two kindred spirits with a passion for antiques, geology, and all things charmingly old. Ash has an eye for stones and artifacts, while I can’t resist a beautiful historic home (especially one with a story of its own) and food…especially baking. Together, we’re here to make your stay as memorable as it is comfortable, with plenty of homemade treats, cozy rooms, and maybe a quirky detail or two (yes, we’ll explain the silk flowers). So, what’s it like to stay here? We thought we’d answer a few questions you might have—ones we’d want to ask, anyway, if we were Why did you decide to start a B&B, and why Karamana Homestead? We both love “old things”—maybe that’s why we married later in life! Ash’s parents originally ran this Victorian homestead as a B&B, so for us, taking over meant continuing their dream with our own spin. The house has charm, character, and the occasional creaky floorboard. We like to think of it as a home with history, and we’re excited to share its next chapter with our guests. What do you both bring to the B&B experience? We love that every guest brings their own energy. It’s fun meeting people from around New Zealand and other parts of the world, hearing about their travels, and sharing our stories too. And we get to make people feel at home in a place we love—that’s the best part. Plus, I’m always looking for an excuse to bake something new! How would we describe the experience? Think of it as staying in your most charming relative’s house—if that relative was an eccentric Victorian with a passion for geology and antiques. Expect history in every corner, thoughtful comforts, and the quiet of the Coromandel. Guests often arrive as strangers, but we like to think they leave as friends. And the silk flowers? They’re a Victorian tradition! While we love fresh flowers, we keep them in the garden for you to enjoy outside. Besides, silk flowers never need watering—a win in Ash’s book!
We are located 840 meters from Coromandel Town (a very easy walk or a short car ride). We're close enough to town to enjoy all it has to offer, but just far enough away to appreciate the quiet rural countryside setting. You'll find excellent restaurants and interesting shops all on the main street. Whangapoua and New Chum beach are only a 20 minute drive away. Lovely walking tracks (and even some kauri!) from the town centre. Experience Wild Gold Panning, which is in keeping with the history of the town. Enjoy a guided walking tour of town and hear all about the great fire! Hire an e-bike and go exploring town and beyond. Ride a narrow-gauge train and learn about some peculiar and quirky pottery. For a small town, Coromandel Town offers a variety of interests for all ages to enjoy.
