Most beautiful villa I have ever seen.

Staying at this treehouse was the best decision we made for our Yala safari trip! It felt like living out a childhood dream—sleeping high among the trees in a cozy, clean space with everything we needed. The property is huge and full of charm: a beautiful BBQ spot by the firepit, a swing made from a tree trunk, and torch-lit pathways perfect for evening walks. The safari experience began right at the location—just outside the grounds, there’s a small watering hole where animals come to drink! The host was incredibly kind and helpful—he arranged our transfer, cooked delicious meals, and made sure we lacked nothing. The only minor downside was that the only power outlets were in the host’s house, but we managed just fine with power banks. A few extra tips: - The shower is outdoors (summer-style), but in the Sri Lankan heat, that’s actually a plus! - Bring cat food—there’s an adorable little cat crew here. - Book at least 2-3 nights; we didn’t want to leave! With only a few treehouses (I think three, maybe more being built?), it’s great for small or large groups. One of the most unique and atmospheric places I’ve ever stayed—highly recommend!

Exceptional place with exceptional staff! This was a fantastic find and we enjoyed every moment of it. The food was delicious (but far too much!) and the staff (particularly Silwa) were so accommodating and really looked after us. We loved the evening nature stroll. Thank you for a memorable stay.

Beautiful very well kept and the staff were amazing. Pleasantly surprised as we only paid 100 USD per night, such good value for money! Beautiful huge villas with a full living room which is rare, huge TV, lovely pool and beautifully landscaped property.

Beautiful and clean accommodation in a quiet location. Everything corresponds to the description and photos. The breakfast was tasty and rich. I definitely recommend it to everyone.

They really made our stay memorable with their unique surroundings and hospitality. Spacious and clean rooms, fully air conditioned, luxurious linens and interiors. Surrounded with nature where you can listen birds twittering, bird watching and if you’re lucky May see Elephants while taking bath in front of Resort. Such a beautiful place to enjoy with wildlife in luxurious way. Service unconditional even given dinner at 11.30pm and ready with breakfast at 5.00am in the morning. Manager Amit was ready to serve us with his best possible way. He was available at all the times even in the morning when we’re ready to for Yala Safari and made breakfast for us at 5.00am morning. Pool is very clean and quite big, Sunset at Kaaya made our stay beautiful. Kaaya provides authentic Sri Lankan cuisine and on demand can be prepared other’s cuisine too. We’re enjoying the night with Barbecue pool side and amazing melody for Sri Lankan music. Spacious rooms, clean bathrooms, quality linens, extra ordinary hospitality and lake frontage makes this place outstanding. I believe only Kaaya has more than 200m lake frontage with space of more than 3.25 acres land.
