Property advertised wrong check-in hour in Booking App (23h00). Hours before 23h00 they wrote check-in was closed. That's it.
Result: we had to stop and reorganise our journey, book another hotel, etc.
Extremly annoying and unprofessional.
And: until today no refund! Property keeps the money, although it was their fault. Unbelievable!
