The owners were very welcoming and generous leaving all sorts of provisions for our stay. We arrived late on and as we didn't have any dinner, that was also kindly offered, just amazing hosts. The cottage is old fashioned, but extremely comfortable a lovely place to stay and close to Hobbiton and Rotorua too.

Fabulous spacious unit with brilliant facilities. The location is idyllic set in beautiful gardens. Good road links to Rotorua, Taupo etc only 20 min drive to Hobbiton. The breakfast provided with Julie was amazing. Communication with her was very fast and efficient. Recommended +++++

Amazing place on the hilltop with the nicest hosts. The rooms are spotless clean and provide everything you need. We chose Above the River because it is so close to Hobbiton and our tour there started early but then it turned out to be the loveliest stay of our whole trip.

The location is very peaceful in a large garden with many flowers. The house is spacy and comfortable. A nice seating area to have breakfast in the sunshine is available. There was a bouquet of flowers in the sitting room and the fridge was filled.

It is by far the MOST AMAZING property I have stayed . Right from the warm host, the stunning location, the cleanliness of the place…. Everything is outstanding !! Lovely garden, Linen , amenities, connectivity to the different attractions … it was just perfect for us! It’s ideal for families and even more fabulous for couples !! The host is fabulous and friendly, very prompt to respond to anything we needed. Her suggestions of good Italian places for dinner was spot on!
