Room was great and quirky to say the least but very nice, bathroom was ok but not on the same level as the room itself.
Food was great and breakfast was plentiful.

This guest house shows how to do everything right - from the generous size of the rooms, the sound insulation, the excellent shower and bathroom facilities, the new take on cooked breakfasts and the welcoming host. Hard to fault.
The Spinney is an 18th-century country house just 9 minutes' drive from Barnstaple town centre. It is situated in the heart of North Devon, just 7 miles from Exmoor National Park.

The room was cosy and very comfortable. The breakfast was the best we have had in England. The location was fabulous and Penny and Mick were generous and thoughtful hosts.

The town is easy to get around and has plenty of places to eat. Sadly the River Taw looks very polluted with brown foam floating down it, which gives the town a rather dilapidated feel.
Otherwise a pleasant [place to stay

Barnstaple is a great base for touring north Devon.
Barnstaple is a great base for touring north Devon. There are good link roads that take you through to north Cornwall and the whole of north Devon. Don’t like driving the bus service is excellent although when it’s busy there are slight delays just allow yourselves the time for this. Barnstaple is a lovely town with lots a shops and some are Independant. We are looking to move to the area to be nearer our daughter

This is a nice little west country town on the estuary of the Taw river, with easy access (by car) to surfing beaches of Croyde and Woolacombe bay, and to Exmoor for hiking.
It's easy to get around the town on foot. Bike rental is available for going farther afield.
There are some excellent restaurants, notably Tiffins (Indian).
There is an amusing museum with local information and artifacts .

Although not itself overly picturesque, it has excellent bus services to many places that are - Westward Ho, Ilfracombe, Bideford, Lynmouth and even Minehead! More should be made of these in publicity, don't assume everyone has a car.

I lead other cyclists on the Devon Coast to Coast cycle Trail , & Barnstaple is near the start or finish depending on whether you are going south or north. I normally go to the Hunters Lodge just south of Barnstaple they are excellent but they were full at the time.

Barnstaple is a charming town with a good range of architecture but particularly after dark the town is full of beggars, drunks, drug addicts giving the town a very unsafe and grubby feel. The Police and Council appear to have given up on improving the social environment and this probably impacts on the town’s tourist industry.
Quirky secluded stay down a well-kept and very well lit track from the carpark. The instructions were excellent, the key, a torch, etc, all very accessible and the guest's needs really thought about. Wonderful! The cottage is tucked away in beautiful, interesting woodland with the sound of the stream below. Gorgeous location. The accommodation is exceptionally well equipped with everything you need. /the area is lovely too. Highly recommended!
We were running very late from London and the hosts were brilliant to accommodate us! We felt really welcoming and at ease right away. We loved everything about our stay. Such a cosy and comfortable place with a beautiful garden !! The amazing hosts and the place has a great warmth to say the least. It felt like a home away from home 😊 !! We highly recommend and would love to stay again on our next visit to Barnstaple !!
Was extremely surprised at the location and the hotel. Staff were great and the room was huge! Literally a 5 minute drive to Barnstaple and north Devon beaches 20 minutes in other direction. Breakfast was a little disappointing, especially for the price of the room but that could just be my personal preferences. Would recommend and would stay again.
Clean , modern room .
Complementary tea/coffee.. soap / shampoo.
Lovely hosts. And a bargain breakfast.
Great location for town centre / theater , just a couple of minutes walk away
Public Carpark behind with a parking app so easy to top up carparking if needed . Only £13 for 24hrs or free after 6pm until 8am
Over all Well worth the money .
Clean and well-appointed. Tastefully modernised maintaining the cosy cottage appeal. Bed and living room sofa very comfortable. Nice to have a back patio. Good location for Barnstaple and exploring the area. I was delighted how convenient for non-car users like us it was with the local, regular bus service outside the door. Loved our stay!
This is the cleanest most well organised hotel that I have ever stayed in
The staff are well trained but also so friendly and accommodating
Check in and out simple and quick friendly service
We used the pool which was cleaned on the hour
We are already checking our diaries to book our next trip

Very comfortable, spacious room. Nice bathroom - great shower. Superb breakfast - local produce. Very pleasant, helpful owner. In a lovely location on North side of Barnstaple but within easy walking distance of town centre. Map and helpful list of restaurants given to us on arrival.
Excellent service from the staff. It's so refreshing to go to a hotel theses days where everyone knows what they are doing. Great breakfast and good facilities. The hotel did everything that we asked for and we never felt like anything was too much trouble.
The views overlooking the estuary of the Taw and the sunsets were a delight. Easy access to shopping in Barnstaple was useful. Instructions on how to gain the keys good. The apartment was comfortable and well equipped. We had great short break.
Room was extremely well equipped and comfortable. The establishment is very COVID aware. The staff are very friendly and helpful and make all guests feel very welcome. The location, with free parking, is perfect for the town centre.

It was convenient for where we wanted to go in Barnstaple
Room was good and had all the things expected of a hotel. Bathroom was quite spacious. This hotel is right in the middle of Barnstaple, and you can easily find food on the street just outside the hotel.
No 22 was a wonderful place to stay. Jane was so friendly and welcoming. The room and en-suite were absolutely beautiful! So much more boutique hotel than B & B. A totally pampering experience.
Beautiful luxury hotel in the heart of Barnstaple.
Perfect for exploring North Devon.
The hotel is spotless and the staff couldn’t do enough for you.
Our room on the 3rd floor was perfect!
Cosy inside, thick carpet in bedrooms, large dining table to work at, close to Barnstaple. There was a problem with the bathroom light which was fixed quickly.
